When you buy a home, it is an investment in your future.

Ergo, you will want to make sure that it increases in value, rather than causing you to lose money. If, however, you are looking to sell your home soon and you haven’t received the value you were expecting from estate agents, what can you do to increase the value?

  1. Look at Energy Efficiency

Home buyers are all interested in the energy efficiency of a property as, in simple terms, they are interested in how much the property is going to cost them in electricity and gas bills.

If your home has a lower-than-average energy rating, you can look into reinsulating the roof, having replacement windows installed (double or triple-glazed), and having cavity wall insulation fitted.

  1. Tidy up the Front!

It’s not called curb-side appeal for nothing!

When someone pulls up to your house, what do they see? If your front lawn is messy, your windows are dirty, and you have broken window frames, it’s not going to look good. You can increase the appeal of your home simply by tidying up the front and replacing any broken or damaged frames. So, get inspecting and get tidying!

OK, so you don’t need to completely make over your home with smart tech to up its value, but having a few high-tech gizmos will help! Everything from a smart meter to smart lighting and, yes, a Zoom camera can be extremely helpful when you are looking for a way to up your home’s value.

How much of your garden space is being used at the moment?

This is not to say that you need to use every inch, but if you were to give a house tour tomorrow, would you be able to explain away that space where you were going to put the barbecue pit?

If you have an extensive outdoor space that is not being used, it is worth installing some outdoor living spaces (such as an outdoor kitchen or seating area) to help add some spice to the space. Just make sure that if you are putting in an outdoor seating area, you have the appropriate winter and weather-proof covering.

They were a huge thing in the early 2000s, but now, it seems that they are making a comeback!

If you have the space (and the structure), it can be well worth looking into a loft conversion for your home. Of course, this is no small DIY job and will take significant time if you are planning to do it yourself. For many people who are not handy with DIY, it is worth looking into contractors to oversee every element of this, to ensure that this is a great addition to your home, not a hindrance.

Remember, your home is an investment, and while a lick of paint can be a step in the right direction, sometimes you need a bit of an upgrade to increase the value if it is behind other properties in your area.
